2019 Residential Real Estate Sales up 14% in Antrim County

Antrim County residential real estate sales in 2019 were up 14% over 2018. Since 2018 sales were down 13%, most areas ended up close to the 2017 level of sales.

All areas and price levels in Antrim County continue to suffer from an inventory shortage, particularly Mancelona, whose sales were slightly down this year. The bright spot was Bellaire, as sales of vacation homes are finally rebounding.

Summary of Antrim County
The county’s total home sales were up 14%, with the number of residential properties sold rising to 456, which is an average of 1.25 houses per day.

The median sold price was up 17% to $204,500. The median number of days on the market in Antrim County went from 95 to 82, a 15% drop.

Right now, there are only 169 properties listed in Antrim County. This is considered a 4.5 month inventory. A six-month inventory is considered balanced.


Mancelona’s sales were actually down 8% this year. This is due to a lack of inventory of homes in the $100,000 to $175,00 range, which is the area’s primary housing.

The average sales price went down slightly to $94,000 but it only averaged 78 days to sell a house, which is 15% shorter time than it took in 2018.

Right now, there are only 35 houses listed in Mancelona.

Bellaire sales were way up a whopping 43%, primarily due to sales in Shanty Creek Resorts. The second home market has finally rebounded!

The average price also jumped to $175,499 and it takes an average of 88 days to sell a house, which is down 19% from 2018.

Right now, there are 52 homes listed in Bellaire.

Central Lake and Alden
These are two smaller markets, so the numbers are difficult to analyze.

Alden sales were up 177%, and the average price was up to $239,800. The average days it takes to sell a house in Alden is down to 90.

Central Lake sales were up 65%, the average price was $165,000, and the average days it takes to sell a house in Central Lake is down to 75.

There are currently 9 houses listed in Alden, and 12 in Central Lake.
