Mancelona Home Sales Skyrocket 28% in 2021, Overall Antrim County Sales Up 13%

Antrim County residential real estate sales in 2021 were up 13% over 2020. Statistics are summarized in the chart below.

The median sales price in Antrim County was up 15% to $234,187. This includes Mancelona, Bellaire, Elk Rapids, Alden, Kewadin, and other lakeside towns.

Mancelona sales were especially strong, as they were up 28% while the median sales price jumped 34% to $155,400.

Home sales remain strong across northern Michigan as people across the country continued to flee from cities to rural areas. Strong demand created a shortage of homes for sale, and bidding wars became common. This kept many buyers from being able to purchase a home.

The inventory challenge is real. There are only 54 houses for sale in all of Antrim County, compared to 56 last year and 224 in January 2019.

Mancelona has just 8 homes for sale compared to 15 homes last year at this time, and 45 in January 2019.

Real estate brokers are bracing for a challenging year in 2022. Nationwide, experts predict a continued migration to rural areas, including northern Michigan. However, people whose jobs were affected by the pandemic may soon be forced to sell after assistance programs fade away. In addition, interest rates have already started to rise, which should slow demand.
